Touring around Sin Duda Villas, we felt like we were visiting a friend’s beach house – a friend who isn’t afraid of their house showing a little personality. Sin Duda Villas was comfortable and casual, with colorful paint, unique décor, and fully stocked in-room bookshelves. The layout of the property was intriguing, with twisting staircases, multiple rooftop patios, and plenty of balconies. Looking out from Sin Duda Villas, we could see palapa roofs shading loungers on the sand with the Caribbean Sea beyond.

Rooms come with either a full kitchen, shared kitchen, or a kitchenette for preparing your own food. The provided breakfast includes yogurt and homemade granola (made with coconuts from the property!).

Artistic details make the rooms at Sin Duda Villas feel cozy and personal. Speaking of personal, this is a place where you can be as social or independent as you like. To keep things quiet, relax by yourself on the private balconies or rooftop nooks. Get to know other guests by hanging out on the loungers by the beach, playing a board game in the shared kitchen/library, or imbibing at the popular nightly happy hour.

The large suites in the beachside building come with a full kitchen and balcony. Double rooms at Sin Duda Villas feature a shared kitchen – there are upstairs doubles with balconies, and a lower double with a covered patio.

What’s the story behind Sin Duda Villas?

Built in 1998, Sin Duda Villas was designed by an artist-architect who had a vision for a welcoming place where guests could enjoy the beach, the jungle, and eclectic artwork all in one place. He had no doubts about Xcalak being the right place to be, and named his dream Sin Duda (“no doubt” in Spanish). When Dave and Lesley Buckerfield arrived as guests from the Northwest Territories (near Alaska), they started their love story with the beachside property.

After visiting as guests for years, Dave and Lesley became friends with the owner and got serious about their relationship with Sin Duda. For three years they took care of the hotel, and in 2013 they went a step further and bought the property.

Since then, they’ve not only maintained but made improvements to Sin Duda Villas, with new paint, decorations, updated Wi-Fi, and a new generator. Today they live at Sin Duda Villas full time. They couldn’t be happier, and it shows.
